Case Study: Heritage Farmhouse Repointing in Marsh Gibbon

 

Project Overview

 

We were contacted by the owners of a traditional Oxfordshire farmhouse in the village of Marsh Gibbon after they noticed increasing mortar deterioration across several exposed elevations.

The property, built with soft, locally sourced brick and original lime mortar, had begun to show signs of ageing due to decades of weather exposure and previous inappropriate repairs.

The client’s priorities were clear: restore the farmhouse’s historic character, prevent moisture ingress, and ensure the building remained structurally sound for the long term.

 

Initial Assessment

During our site survey, we identified several issues typical of older rural properties in Marsh Gibbon:

 

Significant mortar erosion on the south‑facing elevation, which receives the harshest weather.

 

Cracking and detachment in areas previously repointed with hard cement mortar, restricting breathability.

 

Localised damp patches inside the hallway and kitchen, caused by failed joints and trapped moisture.

 

Patch repairs carried out over the years that did not match the farmhouse’s original lime mortar colour or texture.

 

We recommended a full lime‑mortar repointing of the affected elevations to restore breathability and protect the original brickwork.

 

Scope of Work

 

Raking out all defective mortar to a depth of 20–25 mm

 

Carefully cleaning joints to avoid damaging the softer farmhouse brick

 

Creating a colour‑matched lime mortar blend suited to the property’s age and local Marsh Gibbon materials

 

Repointing using a traditional flush finish consistent with rural Oxfordshire farmhouses

 

Replacing several frost‑damaged bricks

 

Final clean down and full site tidy‑up

 

Execution

 

1. Preparation

Scaffolding was erected to provide safe access to the upper elevations. All windows, timber frames, and surrounding planting areas were protected to prevent dust and debris contamination.

 

2. Raking Out

Using hand tools and dust‑controlled equipment, we removed the old mortar with care. The farmhouse brick was softer than modern brickwork, so a gentle approach was essential to avoid surface damage.

 

3. Mortar Matching

We produced several test batches to replicate the farmhouse’s original lime mortar. The final blend used locally sourced sands to achieve a warm, sandy tone that complemented the Marsh Gibbon brickwork and restored the building’s traditional appearance.

 

4. Repointing

The new lime mortar was applied in controlled stages to ensure consistent curing. Each joint was compacted and finished flush, giving the farmhouse a clean, authentic look while allowing the walls to breathe naturally.

 

5. Clean Down

Once the mortar had cured, the brickwork was lightly cleaned to remove any residual smears. The improvement was immediate and visually striking.

 

Challenges Encountered

 

Weather exposure: The open rural setting meant sudden rain and strong winds, requiring careful protection of freshly laid mortar.

 

Soft brick: Several bricks were more fragile than expected and required selective replacement.

 

Historic colour matching: Achieving an authentic Marsh Gibbon farmhouse tone required multiple test mixes, but the final result blended seamlessly.

 

Outcome

 

The repointing work delivered a significant improvement in both appearance and performance:

 

The farmhouse regained its crisp, well‑defined brick lines and original character.

 

Damp issues inside the property resolved within weeks.

 

The lime mortar restored breathability, preventing future moisture problems.

 

The building now benefits from improved insulation and reduced draughts.
